The Bay Area Community Land Trust (BACLT) is delighted to announce the availability of rooms available at Newton House Collective near Lake Merritt in Oakland. There are 9 bedrooms, 2 kitchens, 3 fridges, and 3 ½ bathrooms spread across three floors. Common spaces also include living room, dining room, a room-sized outdoor balcony, and laundry/storage area. A wrap-around yard with planter boxes and a fire pit, bike shed, and detached garage currently used for music practice and art/craft projects.

Room 4 – $1,060/month – 2nd floor
Room 4 is about 180 sq. The room has a private door to the shared balcony and a door to access one of the shared bathrooms. No closet. Lots of light from the corner windows; one of the rooms that gets the most sun.
Room 8 – $988/month – ground floor
Room 8 is about 140 sq with a private entrance, opens up to the garden in the yard. No closet, but a rack has been added for storage. Lots of morning and early afternoon light.
Security Deposit: 1 month’s rent + 1st month’s rent
Application Process & Other Costs:
Interested applicants must participate in:
- BACLT Orientation (register online here) to apply, then
- Interview with Newton House residents
If it seems like a good fit via interview, BACLT will check eligibility:
- Minimum income = monthly income (pre-tax) is at least 2x rent cost (1976 – $2120/month)
- Maximum income on move in = $95,050 ($80% AMI)
- Soft Credit Check
- Satisfactory rental reference
Deposit = 1 month’s rent + 1st month’s rent
Pets could be considered on a case by case basis. Pet deposit would be included.
Utilities
- Newton House members split fiber internet (-$6/month ea), utilities (-$20-60/month ea), and basic house supplies (-$5 -20/mo ea).
- The garageis a separate lease and collective, with leases available to housemates for an additional $120/month, but everyone is welcome to use the space from time to time.
4. Open House: For applicants that move past the interview stage, you will be invited to see the vacant rooms and meet Newton House residents. Applicants confirm interest in moving in, indicate room preference.
5. Income Certification: Applicants must complete a household income certification with BACLT staff to ensure eligibility.
6. Confirm Move-In Details: Sign lease, schedule walk-thru and move-in date, pay security deposit and first month rent.

Minimum Income Requirement 2X the monthly rent as minimum monthly income to qualify. These rooms are affordable for households earning less than 80% of Area Median Income. Unit includes: 1 Bath, Stove, Refrigerator, Laundry Room Onsite, Street Parking Only.

- Credit Check Required. No Fee for Credit Check.
- Section 8 Welcome.
