The waiting list is being opened to fill all unit types at the property, including: Project-Based (PBV) Units: Project Based Voucher (PBV) Units – PBV units are subsidized through the Oakland Housing Authority (OHA). PBV units (deposit amount=$500): rent amount determined by housing authority

Tax Credit Units (Deposit equal to one month’s rent): 30% AMI- $782; 50% AMI – $1381; 60% AMI – $1681; 100% AMI – $2879

2 Bedrooms/1 Bath

Tax credit units (Deposit equal to one month’s rent): 50% AMI- $1634, 60% AMI- $1994, 100% AMI – $3432

3 Bedrooms/1 Bath

PBV units (deposit amount=$900): rent amount determined by housing authority

Tax credit units (deposit equal to one month’s rent): 50% AMI- $1867, 60% AMI- $2283

  • Does not work with Previous Evictions. Please see below from Casa Arabella marketing plan regarding past evictions:
    1. Prior evictions or poor rental history will not automatically result in denial. The following apply:
    • Evictions older than five (5) years will not be considered unless a pattern of repeated evictions raises current tenancy concerns.
    • Evictions for non-payment will be evaluated considering current income stability and readiness to maintain housing; applicants may submit evidence of mitigating circumstances such as illness, income loss, or domestic violence.
    • Evictions related to criminal activity or safety concerns may be considered only if they occurred within the past five (5) years and pose a direct risk to resident safety. Criminal history–related evictions in Oakland and Richmond will be reviewed in full compliance with Fair Chance Housing laws.
    • Applicants are encouraged to submit documentation of participation in rental assistance or supportive service programs promoting housing stability.
  • Does not work with Cosigners.
  • Near Public Transportation, Schools and Shops.
  • No pets allowed, only service or companion animal allowed.
